Golden Visa Centrale brings its latest Athens investment opportunity to Filipino investors, reflecting the growing digital-era demand for global property and residency options.

Golden Visa Centrale (GVC) is introducing a new €250,000 Athens investment opportunity to Filipino investors ahead of its wider international rollout, combining professionally managed property, a fixed rental-income component, and access to Greece’s Golden Visa pathway.

The project, Athena Arts House, is located in Omonia, central Athens, where a listed building is being renovated into a professionally managed property. According to GVC, the investment provides fixed rental income equivalent to 6% annually for the first five years, paid annually in arrears and subject to the terms of the investment agreement.

The property is being developed by Arish Capital Partners and will be operated by an international hotel operator responsible for room management, branding, and day-to-day operations.

Digital access to global investment opportunities

The expansion highlights how investment and residency services are increasingly being presented to Filipino investors through more accessible, information-driven channels, allowing prospective applicants to explore overseas property, residency requirements, and investment structures before making decisions.

GVC said the offering reflects continued Filipino interest in overseas property, international mobility, and euro-denominated assets. The company has assisted around 400 families across its residency programs and reported 25–30% growth, with around 50 applicants for its Greece program.

Eligible investors may gain access to Greece’s Golden Visa pathway, subject to applicable investment, ownership, documentation, and other requirements. GVC said the program provides renewable residence rights in Greece and visa-free travel within the Schengen Area, with no minimum stay requirement. Eligible family members may also be included under applicable family reunification rules.

Beyond the first five years, rental income for Athena Arts House will be based on hotel operating income, according to GVC. Investors will also receive a right of use for seven days per year.

The company said its client base increasingly includes families, professionals, entrepreneurs, and investors assessing overseas property alongside international mobility, diversification, and potential income.

GVC representatives will hold investor sessions in Manila from September 29 to October 1, 2026, covering Greece and Portugal Golden Visa programs.
